Is it possible for non-residents to purchase real estate in Cyprus?
Yes, as an EU citizen, you can purchase property in Cyprus without restrictions. Non-EU citizens are subject to certain approval processes, with assistance from local lawyers.
How long does it take to buy property?
Depending on the project, contract type, and official approvals, the entire process usually takes between four and eight weeks. During this time, we act as your direct point of contact, maintain communication with the developer, and keep you informed about every step in a transparent manner.
Additional costs for new-build projects in Cyprus
When purchasing a new-build project directly from the developer, VAT of 19% applies. Under certain conditions, a reduced rate of 5% may apply if you use the property as your primary residence. Additional costs such as legal fees, translation services, or registration fees may also occur – we provide transparent guidance on all expenses.
Are there financing options for international buyers?
Cypriot banks usually grant loans to buyers with local income or collateral in Cyprus. Many international buyers therefore finance their purchase using their own funds or through banks in their home country.

The former “property tax” has been abolished. Only small local municipal taxes (e.g., waste collection, street lighting, sewage) apply – usually under €200 per year.
Can I also rent out my property?
Yes, you can rent out your property short-term or long-term. For holiday rentals, registration with the Cyprus Tourism Organisation (CTO) is required.
Do I obtain a residence permit by purchasing property as a non-EU citizen?
Purchasing property can support an application for a Permanent Residence Permit, especially for investments over €300,000. However, the property alone does not automatically grant a residence permit.
Who handles property management or leasing after buying?
